Whether you are evaluating a newly completed building in East Legon, monitoring an investment home in Community 25, or assessing your own residence before the rains, a methodical walkthrough checklist reveals issues before they escalate.
Room-by-Room Inspection Guide
1. Exterior & Boundary Walls
- Inspect compound walls for structural settlement cracks or leaning.
- Check razor wire, spikes, or electric fence tension and test energizer alarm functions.
- Ensure compound stormwater drainage channels slope toward municipal gutters without pooling.
2. Roof, Gutters & Ceiling Plaster
- Look for yellowish water rings or brownish moisture stains on POP or gypsum ceilings.
- Inspect valley gutters and downspouts for leaves, dead vegetation, or bird nesting.
- Verify roof flashing sealant around vents, parapets, and rooftop solar mounting frames.
3. Plumbing & Water Systems
- Check water meter movement when all taps and appliances are shut off.
- Inspect beneath bathroom vanities for slow drips from flexible hoses and angle valves.
- Flush toilets and observe whether the fill valve shuts off cleanly or trickles continuously.
4. Electrical Distribution Board
- Feel breaker switches for unusual warmth or buzzing sounds.
- Test Residual Current Devices (RCD / safety trip switches) using the built-in test button.
- Check that all switchboards and plug sockets are securely anchored to the wall.
